lease excuse city officials in Coppell, Texas, if they can't "contain" themselves with glee over the prospects of a large corporate headquarters and distribution center moving to this suburb of 38,000 west of Dallas. It's completely understandable since Coppell pulled a major coup in corralling the new home office of The Container Store in a competition among many of the municipalities comprising the Dallas-Fort Worth Metroplex.
When The Container Store realized it needed a larger headquarters and distribution center, company officials knew they wanted to stay in the Metroplex. But narrowing its search focus to nearby locations didn't necessarily make the choice an easy one. The fast-growing retailer of storage and organization products found plenty of possibilities around Dallas. After evaluating about 20 sites, The Container Store, currently in the Dallas suburb of Farmers Branch, won't move far -- just five miles west to Coppell to a new facility earmarked for a spring 2004 debut. The project builds in expansion capacity that could eventually reach one million square feet (92,900 sq. m.). Initially, the company will occupy 75,000-sq.-ft. (7,000-sq.-m.) of office space and 575,000-sq.-ft. (53,400-sq.-m.) for the distribution center. "We're just going about five miles west," says Valerie Richardson, The Container Store's vice president of real estate. "Our strategy was to find a property that would accommodate our headquarters plus our distribution center. We've always co-mingled the two uses." As for the scope of the search, Richardson admits they did not want to go far afield. "Since we are based in Dallas, DFW was the only market we surveyed," she says. "We have stores from coast to coast and a Dallas location allows us to efficiently distribute products to our stores."
The Container Store, with projected 2002 sales of $300 million, has 28 retail stores with the latest opening in San Francisco. The company, which has grown at an annual rate of more than 20 percent, is well known for its consideration of its employees. In fact, Fortune magazine placed the company at No. 2 on its list of "100 Best Companies to Work for in America" in 2002, after two years at the No. 1 position. Living up to these accolades, The Container Store kept its work force in mind during its site selection and building design process. "Preserving our employee network is important," Richardson says. "We have a lot of tenured employees and we looked at where everyone lives and looked for areas convenient to employees. It's important for us for the location and the plant to create a great working environment. It's not all about the box, but also about employee environment." Richardson says her company is working with the project's developer, Duke Realty, and the City of Coppell to create attractive landscaping and outdoor gathering areas for employees. The site is also near future city parkland and recreational facilities. |
