Ninigret Park is Building a Future on Aesthetics and Innovation Developers of Ninigret Park have built more than just 2.5 million sq. ft. (232,250 sq. m.) of state-of-the-art office and industrial buildings. They are building a future, for themselves and for many growing companies, on an innovative and aesthetic style that shows through in each building and at every corner of the park. Ninigret Park is one of Salt Lake City's newest and largest business and industrial parks. One visit to the master-planned development reveals there is something obviously different here. "Aesthetics count today when industrial parks across the country are tending to take away from natural surroundings and replace it with concrete and asphalt," said Randy Abood, co-owner of Ninigret Park and chairman of the New York-based Ninigret Group L.C. "We've attempted to go far beyond by instilling the unexpected both outside and in." Today's tenants are looking for modern offices and working places. They want an environment in a modern and comfortable setting, according to Abood. To meet demand for innovation and aesthetics, Ninigret Park's office buildings feature "plug-and-play" flexibility with raised access floors to accommodate under-floor HVAC, dual fiber, redundant generator capacity and easy access to electrical and telecommunications wiring systems. Warehouses are constructed to meet the demands of today's tenants with high ceilings, extra doors and docks, super flat floors and other features that are typically found in custom-constructed warehouses. "All of the buildings at Ninigret Park have functionality, which is what matters most," he said. "But they also have a great deal of appeal in their style and design." A few buildings are shaped to look like a wave and a mountain to simulate the environment. This functional innovation and aesthetic appeal has often been the deciding factor for tenants that select Ninigret Park after shopping around for the ideal location. Geographic location also has played a major role in attracting new tenants. Ninigret Park sits on 583 acres (236 hectares) of land in the heart of the burgeoning Salt Lake Valley and just a stone's throw (3 miles, or 4.8 km.) from the Salt Lake International Airport. Downtown Salt Lake City is within a 10-minute drive, and many of the area's world-renowned ski and mountain resorts are within 40 minutes. A significant amount of land for sale is available at the Park's eastern 305-acre (123-hectare) expansion portion. Opportunities for build-to-suit or lease-to own transactions are generating a great deal of interest given the current interest rates and Ninigret's land capacity. Ninigret Park's onsite leasing agent Gloria Gustin explains that unlimited recreational aspects together with favorable taxes and the demographic make-up of Utah make the package complete. "Successful companies are constantly assessing their future needs," said Gustin, who also represents Colliers Commerce CRG. "Utah offers a world-class lifestyle, a well-educated and ready workforce, and tax advantages that make it attractive for any company to relocate or expand into this market." Ninigret Park due to its size and location offers flexibility and expansion for any company. The things that are attracting new tenants in 2003 are exactly what attracted Abood to the area nearly 10 years ago. "I discovered Utah and Salt Lake City while skiing in 1994," Abood said. "I purchased the park's first 178 acres [72 hectares] and began building the following year.
