Lauth Property Group Paves
the Way for Yellow Roadway Corporation Since 2001, Indianapolis, Ind.-based Lauth Property Group has completed three national projects for Yellow Transportation. Yellow selected Lauth for the design, construction, and development of a 104-door motor freight terminal in Montgomery, Ill., and to construct a 44-door expansion to an existing Yellow facility in Wheeling, Ill. Mike Jones, senior vice president of Lauth's National Facilities Group, based in Indianapolis, Ind., says that when Lauth began working with Yellow Transportation in the Spring of 2001, they were looking for a piece of land large enough to accommodate a 104-door motor freight terminal in the western suburbs of Chicago. No small feat. After locating a 12-acre site that was part of a larger 56-acre site that was in a land trust, Jones and his crew went right to work, running through all the standard due diligence on soil, surveys, and the environment. Lauth also had to re-zone the land to Class I1. And, as a condition of the special-use ordinance Lauth needed to accommodate a large motor freight facility, the firm had to complete improvements and overlays to the existing access roadway to the land. As another condition of the ordinance, Lauth also had to provide noise traffic studies, air quality studies, and a storm plan review. In addition, Lauth had to provide a resolution for drainage for the existing downstream conditions at an adjacent residential area. Everything in order, Lauth broke ground in July 2003, and delivered the 104-door facility in December 2003. Later that month, Yellow Transportation acquired Roadway Corporation to form Yellow Roadway Corporation. Today, Yellow Roadway Corporation, headquartered in Overland Park, Kan., and employing over 50,000 people, is one of the largest transportation service providers in the world. "By delivering exceptional development services, Yellow Roadway Corporation gained confidence in our ability and values us as a partner in the development process so they brought us to the table to handle the design-build construction for its Wheeling, lllinois, expansion and its new 78-door facility in Las Vegas, Nevada," says Jones.
