"While we don't self-perform on all of our projects, the fact that we can self-perform trades such as concrete, steel fabrication and erection, electrical, equipment installation and start-up gives our customers a comfort level that their projects won't suffer if we are in an area that does not have certain trades or adequate manpower," says president Jim Campbell. H & M's ability to provide project financing or build-to-suit lease provides customers the flexibility to make the best use of their available funds. "Whether the project is a typical design-build project or if the owner wants us to carry the project through completion and write one check or structure a lease arrangement, we can provide whatever they want," says vice president of sales Roger Cook. "Because we provide all the services under one roof – from site selection, preconstruction services, design, and construction to financing and lease structure – we find our lease rates to typically be below the current market's rate.
