earching for an ideal relocation or expansion site for your corporate offices? One that is geographically well-situated, offers an excellent workforce recruiting base, has convenient access to mass transit, and is financially advantageous?
New Brunswick Development Corporation (Devco), an aggressive nonprofit urban development corporation, has a project that can deliver all that and more. The Cultural Center Redevelopment Project in downtown New Brunswick, New Jersey, is a unique mixed-use redevelopment project featuring an unprecedented opportunity for a major Class A office tower. With a current flexible floor plate design accommodating 300,000 - 400,000 sf, the tower is eligible for significant tax credits under New Jersey's new Urban Transit Hub Tax Credit Program.
To take advantage of the tremendous economic boost the city has enjoyed from its rich and varied performing arts organizations, Devco has created a dramatic real estate solution. The Cultural Center project will completely transform New Brunswick's cultural district into the region's premiere entertainment destination. It envisions a vibrant, all-day, active environment of an extraordinary urban place to continue New Brunswick's renaissance. In addition to the office tower, the project includes renovations and new construction for the city's performing arts venues, a 20-story residential tower, underground parking, innovative public spaces and retail.
The office tower design is flexible, with its own spacious street-level lobby on a major downtown thoroughfare and just a three-block walk to the Northeast corridor rail line. The tower is also in direct proximity to a brand new, full-service hotel and conference center (The Heldrich), and, with New Brunswick being the home of Rutgers University, a primed and educated workforce is readily available.
Becoming part of the city's exciting and expansive revitalization may also qualify your corporation for significant tax credits. The Urban Transit Hub Tax Credit program offers eligible projects up to 100% in state tax credits in rail transit hubs in various cities throughout the state. The one-half mile radius around the New Brunswick train station, which includes the Cultural Center Redevelopment Project site, qualifies for this program and is valid for entities making at least $75 million of capital investment and employing at least 250 persons at that facility within an Urban Transit Hub.
Best of all, you can structure the deal. A full review and evaluation of financing and construction options for interested parties is encouraged. For further information, please contact Devco at cpaladino@devco.org.
