LEADERS IN INDUSTRIAL REAL ESTATE

Along the New Jersey Turnpike

Most New Jersey residents are pestered by the question, "Which exit?" To those not from Jersey, that means, "Where do you live off of the NJ Turnpike?" because most residents can be reached via this major north/south highway. But the question has some solid merit, particularly for those large-scale distributors looking to distribute their wares
Alec Taylor, COO and Principal of Matrix Development Group
up and down the east coast via water ports, air, rail, or truck. Ask a distributor, "What exit?" and the answer is sure to be "Exit 7A," or "Exit 8A" — precisely where you will find facilities built by Matrix Development Group of Cranbury, N.J. (Exit 8A).
"We offer our clients bankability — our tenants select us because of the location of our industrial parks and buildings," asserts Alec Taylor, COO and Principal of Matrix Development Group. "Industrially, we deal with the areas around Exit 10 to Exit 7A on the New Jersey Turnpike, and if a client is looking for space in a spec building or looking for us to build-to-suit, they know that our products will be delivered on time, on budget, and in the best location for their business."
What's more, Taylor notes how Matrix has more than 25 years of experience and in-house expertise in "all the subject matters, including approvals, construction, and land development, and we arrange for all financing and designs to be done in-house."
Taylor says that many Matrix clients wish to have their facilities, "right on top of the turnpike tollbooths" so they can easily transport their products. Take, for example, the new 439,000-sq.-ft. distribution facility at 45 Stults Road in South Brunswick, N.J.
Taylor calls the 439,000-sq.-ft. (40,783-sq.-m.) project "a classic redevelopment story, in that we purchased a run-down, hulking structure, demolished it, and are now erecting a new, huge distribution facility that will feature a 36-ft. [11-m.] minimum clear height, 77 modern dock door positions with two drive-in ramps, ESFR sprinkler systems, all new infrastructure and utilities, rail access, and 66 trailer storage spaces." Coaster Company of America has pre-leased approximately 298,000 sq. ft. [27,684 sq. m.] for furniture distribution.
In other Matrix news, Iron Mountain, an information and document management services company, has leased its entire 255,000 sq.-ft. (23,690-sq.-m.) facility located in Monroe Township, N.J., off of Exit 8A. Matrix is also developing more than 720,000 sq. ft. (66,888 sq. m.) of speculative space at Northeast Business Park in Washington Township, N.J. — the first time spec construction has been planned in the Exit 7A marketplace's history.
