Outsourcing Specialists Outsource Real Estate

echnology services and solutions provider Unisys has selected IAMC member firm Jones Lang LaSalle to manage real estate transactions and lease administration to the 9.77 million square feet of office and commercial space leased or owned by Unisys on a global basis, and to provide facility management and project management services to Unisys properties across the United States.
   This potentially multi- year assignment encompasses 5.77 million sq. ft. (536,000 sq. m.) in the Americas including Unisys' headquarters in Blue Bell, Pa., as well as facilities in Reston, Va.; Minneapolis and St. Paul, Minn.; Mission Viejo, Calif.; Salt Lake City, Utah; and Plymouth, Mich., and also includes 94 locations totaling 2.4 million sq. ft. (223,000 sq. m.) in 23 European, Middle Eastern and African regions; 59 locations in 13 countries in the Asia Pacific region; and 36 locations in 10 countries throughout Latin America and the Caribbean.
   "Our agreement with Jones Lang LaSalle is not just about cutting costs, it is also about giving us access to new tools that enable us to align our real estate strategies with the ongoing Unisys transformation," said Garry Baddock, Unisys vice president of global procurement and workplace services. "The integrated service delivery model provided by Jones Lang LaSalle and its proven track record at helping companies reduce occupancy costs while aligning real estate strategies with corporate and business unit goals were significant factors in helping Unisys reach this decision."
   "Jones Lang LaSalle is extremely pleased to be selected by Unisys to manage its occupancy around the world and to manage its facilities and real estate projects in the United States," said Cliff Van Handel, senior vice president at Jones Lang LaSalle, who serves as the global customer relationship manager for Unisys.
   Craig Bloomfield, vice president of public relations for Jones Lang LaSalle, Americas, tells Site Selection that Jones Lang LaSalle "has successfully transitioned 110 former Unisys professionals to our firm as part of this assignment. The transition was completed in 60 days." Most were facility managers.
   According to a report about the deal in The Wall Street Journal, Jones Lang LaSalle says it received 35 requests in 2005 for proposals by companies with global real estate portfolios they wanted to outsource – up from just six in 2002. The firm was on track to beat that 2005 figure, having already fielded 35 such requests for proposals through September 2006.
   Bloomfield says Unisys had hired Jones Lang LaSalle in the past for individual transactions around the world, "but we did not have a formal relationship prior to this assignment." Among past projects was the summer 2006 opening of a call center in Budapest, Hungary.
   Outsourcing for the outsourcers also was a lucrative play for Jones Lang LaSalle in September 2006, when it signed on to provide tenant representation and lease administration services for the 9.5- million- sq.- ft. (882,550- sq.- m.) global portfolio of Affiliated Computer Services, Inc. (ACS), a provider of diversified business process outsourcing (BPO) and information technology outsourcing (ITO) solutions.
   Derek Nash, director of corporate real estate at ACS, said of the agreement, "Given ACS' increased activity in pursuing new offshore locations, we felt it was essential for us to partner with a firm that has a strong international presence, and we were impressed with Jones Lang LaSalle's global platform and depth of resources."
