The Pizzuti Companies' Satisfied Clients

When PetSmart and Continental Tire, both of Columbus, Ohio, wanted to consolidate their distribution networks to quickly and more efficiently get products to market, they went to Columbus-based Pizzuti Companies, which controls 1,500 acres (607 hectares) of industrial ground in its primary markets throughout the Midwest and Southeast, with master-planned parks located in Columbus, Ohio; Indianapolis, Ind.; Chicago, Ill., and Jacksonville, Fla.

Whirpool does its own site selection for distribution centers, but Pizzuti does the rest.

        For both clients, The Pizzuti Companies began the build-to-suit process with site selection, finding locations with the most advantageous tax situations. Pizzuti also did the construction and property management. For PetSmart, Pizzuti also maintains the building.
        "We are a privately held, entrepreneurial firm and our clients hire us so that we can handle all the details of their build-to-suit projects," says Jim Miller, executive vice president of The Pizzuti Companies. "There are many different components to successful build-to-suit projects – site selection, financing, legal processes, construction, property management, and so on. At Pizzuti, we bring all those components together to a successful conclusion for our clients. In addition, we sell our clients an intangible – we are selling trust, the trust that, for example, in several months there will be a 600,000-sq.-ft. [55,740-sq.-m.] warehouse ready for a client to occupy."
        Whirlpool is another satisfied customer, and is The Pizzuti Companies' best repeat client. "We built large distribution centers and leased them back to Whirlpool in five different locations," explains Miller. "Whirlpool locates its own city and site, but we take it from there, and analyze the site for constructibility, make sure there are no environmental problems, then start the permitting and construction processes."
