Bank One Banks on KDC

By mid-year 2004, Bank One will move jobs from its existing operations center in Bedford, Texas, to a new 400,000-sq.-ft. (37,160-sq.-m.) two-story operations center in Fort Worth, Texas. This state-of-the-art build-to-suit facility, which broke ground in May 2003, will house operations functions that serve customers in 14 states. At full capacity, the Bank One Operations Center within the CentrePort Business Park – one of two national operations centers for Bank One – will house 1,600 to 2,000 Bank One employees.
        Koll Development Company (KDC) of Dallas, Texas, was hired by Bank One to evaluate options to help Bank One efficiently consolidate employees into one larger location. Toby Grove, president of KDC explains: "KDC helped acquire the land, and designed and implemented the development of the new building. We were able to develop a much more efficient facility than anything out there to help Bank One cost effectively run their operations."
        Grove explains how the KDC design allowed Bank One to occupy less space than a more traditional facility. "If Bank One went with an existing space, they would need a building that is about 15 percent larger to match the efficiency of what they will soon occupy," he says.
        With 80 percent raised floors throughout the building, Bank One can move employees as necessary without high churn costs, notes Grove. "Bank One can more effectively and efficiently manage the occupancy of the building since all data and cabling are run under the raised flooring. When an employee moves to a new location, Bank One won't have to tear down and move walls," Grove notes.
