Marnell Properties' Unique Designs

How does Marnell Properties – a real estate development and management company that focuses on the acquisition, development and management of commercial, revenue-producing real estate holdings and long-term portfolios – look at build-to-suit opportunities? The challenge of a build-to-suit project is often understanding the client's needs and executing them in a way that meets the client's goals. At minimum, the development process delivers a building that serves the client's operational requirements and allows the company to meet its financial goals.
TRIRIGA Las Vegas corporate headquarters
Software developer TRIRIGA moved into its new Las Vegas corporate headquarters, built to suit by Marnell Properties, in November 2003.

        Marnell has enjoyed more than 25 years of huge success, helping define the look and environment of Las Vegas through its innovative architectural designs, interior designs, and construction techniques for many Steve Wynn properties such as The Mirage Hotel, The Bellagio Hotel, and the $2-billion Wynn Resorts. Marnell Properties is also creating three major business communities in Las Vegas. Marnell Corporate Center is a 350,000-sq.-ft. (32,515-sq.-m.) master-planned suburban Class An office campus; Marnell Airport Center is a master-planned 75-acre (30-hectare) mixed-used development adjacent to McCarran International Airport; and McCarran Marketplace is a 75-acre (30-hectare) community retail center.
        The Marnell Corporate Center also has many build-to-suit opportunities, the most recent one completed in November 2003. The corporate headquarters of TRIRIGA, a software development company, presented an opportunity to create a unique and flexible work environment for a leading-edge technology company. TRIRIGA develops Web-based facilities management software used by large national companies to manage thousands of real estate assets, leases, and capital equipment. The recent launch of the software created a demand that is driving unprecedented growth and a need for a maturation of the company's work environment and corporate image.
        The project's goal, according to Mitch Trageton, vice president of Marnell Architecture, was to "provide a new corporate image and flexible working environment for a developing company."
        The result is a three-story, 71,000-sq.-ft. (6,596-sq.-m.) Class A office building that is a key component of the Marnell Corporate Center.
        Guy Amato, vice president, marketing and business development, for Marnell Properties, says, "Marnell Properties is redefining the office space here and raising the bar as to what is expected in Suburban Class A in Las Vegas. The key is that we have the talent in this organization and the ability to keep an open mind and take a concept and design and engineer it so it is delivered on time."
        Amato says that there is approximately 110,000 sq. ft. (10,219 sq. m.) of build-to-suit space available within the Marnell Corporate Center. Site Selection
